QR codes for real estate yard signs

A yard sign outlives the listing on it. Agents who print a static QR code per property are printing a disposable sign; agents who print a dynamic one are printing an asset they reuse for years.

This code is static. Once it's printed, the destination is frozen — a typo or a changed link means reprinting everything. Make it dynamic instead and you can re-point it anytime and count the scans. Free for 2 codes.

Reuse the sign, change the listing

Point the code at a dynamic link, and when the property sells you re-point it at the next one. The sign goes back in the van instead of the bin. The same trick works for open-house A-boards and window cards.

When a listing goes under offer, re-point the code at your 'just sold in this street' page instead. The sign keeps working as a lead magnet after the property is gone.

Scanning conditions are hostile

Yard sign codes get scanned from a car window, in the rain, at dusk, from three metres away. That's the worst case for QR scanning, and it's the case you have to design for.

Rule of thumb: the code needs to be about one tenth of the scanning distance. Three metres away means roughly 30cm across. A code sized for a business card on a yard sign is decoration, not a link.

Track which signs actually work

Give each sign or location its own code and the scan counts tell you which corner, which street, which sign design pulls. That's an argument you can take to a vendor at the next listing presentation.

Printing checklist

Want to change it after it's printed?

That's what a dynamic code is for. The printed image never changes; where it sends people does — and every scan gets counted so you know whether it's working.

Questions

What happens to the code when the house sells?

With a dynamic code you re-point it — at your next listing, or at a 'sold' page that captures leads from the same sign. With a static code the sign is now advertising a dead link.

Can I tell which sign got scanned?

Yes, if each sign carries its own code. Scan counts per code tell you which placements are worth the print cost.

Is a QR code better than a phone number on the sign?

It's not either/or. The code gets people to photos and a floorplan without a phone call; the number catches the people who'd rather talk. Print both.
